Inspections & BINSR with Lisa from Advantage Inspection Services

Getting an inspection is one of the most important steps when purchasing a home! We need to be the resource for our clients and ensure that they not only have a great experience but we need to make sure that they fully understand the process. The inspection is a time where we can fully investigate a property and find anything and everything that is wrong with the home. The point is not to renegotiate the purchase price with the seller but to ensure that our Buyer is getting a good home that is not going to cause them problems down the road. Advantage Inspection offers a wide array of services that can help our clients feel at ease when purchasing their new home. They have over 20 inspectors that work all over the valley and that are held to a very high standard.

The BINSR

Once the inspection is complete and we have received the report it is time to sit down with our clients and put everything that is on that report into 3 buckets.

  1. Major systems of the home or major problems

  2. Minor cosmetic issues or small repairs

  3. Informational. This is the part of the inspection that just gives information about the house.

Once we have put everything into those buckets it is then time to work with our clients and figure out what it is that they would like to do. They need to decide which items are the most important to them. There are 3 ways things that our buyer can decide to do:

  1. Move forward with the purchase and ask for nothing to be done.

  2. Cancel the contract due to the issues found in the inspection

  3. Request that the seller repair/replace some of the items.

This is a very important time in the transaction. If our buyers decide to continue with the purchase and request things be repaired or replaced it is our job to also see if that is the best path or if it would be best for the seller to just give the buyer a credit so that they can make the fixes later on their own. Sometimes this is the best option because then the buyer can choose their own contractors and choose to have things done their own way instead of the way the seller wants it done.

The BINSR (Buyer Inspection Notice Seller Response) is a huge milestone in the Purchase process and we need to make sure that we are fully ready to do everything we can for our clients and make sure that they are getting a solid home.
